The BCIS Online featured project for October 2019, submitted by Suffolk County Council, is The Hold, a £14.74m heritage and archive centre located in Ipswich, Suffolk.
The project was procured as a two-stage tender design and build scheme using the JCT Design and Build Contract 2011 based on a contract period of 78 weeks.
The 4,565m2 single and 2-storey heritage and archive centre will store, display and interpret the county's treasured archival collections, making them accessible to the local community. It will comprise search rooms, strong rooms, an exhibition area, retail, cafe, university teaching seminar rooms and a 200-seat auditorium.
The building cost at £2,647/m2 (4Q2018) compares with the average cost of £2,534/m2 for 4Nr record offices, archives and patent offices projects on the same basis on the BCIS Online database.
Substructure, at £433/m2 includes:
• pile and RC pad foundations and ground slab.
Superstructure, at £1,085/m2 includes:
• steel frame
• concrete on metal deck upper floor
• zinc clad pitched and flat steel roof
• steel stairs
• facing brick with horizontal banding in 'Suffolk White' bricks, insulated cavity and block inner leaf; cast stone features
• aluminium double-glazed windows and doors
• block and metal stud partitions, glazed screens and WC cubicles
• laminated solid core doors in beech linings and airtight steel doors.
Finishes, at £247/m2 include:
• plasterboard, skim and emulsion wall finishes including acoustic treatment
• raised access floors, polished concrete screed and vinyl sheet floor finishes
• plasterboard, timber plank, mineral fibre and Whiterock suspended ceilings.
Fittings and furnishings, at £121/m2 include:
• roller racking system, lecture theatre seating, lockers, kitchen fittings and blinds.
Services, at £761/m2 include:
• sanitaryware
• space heating
• ventilation
• power and lighting, including emergency lighting
• lift
• data
• CCTV
• induction loops
• fire and intruder alarms
• building management system.
External and facilitating works at a cost of £1,344,536 include:
• site preparation, paving, landscaping, brick walls, steel fencing, cycle hoops, litter bins, benches, drainage and services.
All costs include preliminaries at 6.46%.
