This is a online course that you can study in your own time. There are six modules, plus an exam at the end of the course. In each module, you have access to eLearning, reading, case study and a quiz. You also have access to recorded consolidation sessions, where a tutor will take you through the module, case study and any tricky elements of learning. Each module is expected to take you one month. You are given a further two months to complete your exam and complete any further outstanding work. After this time, the course will end, and you will no longer have access to these materials.

Commercial real estate valuation can be opaque and difficult to decipher and yet is a crucial element of today’s investment and development. Valuations are vital to a healthy property/asset market and a stable economy, forming the basis of performance analysis, financing decisions, transactional or development advice, dispute resolution, taxation and various statutory applications. Professionals who have the skillset to value commercial properties will always be in demand.

The Certificate in Commercial Valuation Methodology will advance your skills in the core valuation methods used for commercial real estate, such as the investment method and the residual method. Through interactive online learning, realistic case studies and forum interaction with our expert tutor, will help you apply the correct process and calculation for each method.

We will start by introduction to common valuation approaches, how to identify the key drivers of real estate value, and how to fit these together with skills of inspection and measurement. Building on the initial theories, more sophisticated methodology and practice will be covered that combine in the production of high-quality valuation reports.

Throughout the course study, we will get familiar with the international valuation standards of IVS compliance RICS Red Book, IPMS (International Property Measurement Standard), as well as RICS latest guidance and learn how to apply this to your work.

  • Module 5: Depreciated Replacement Cost and Profits Method

The valuation methods covered in this course are used by valuers across the world. RICS’ Valuation Standards are compliant with the International Valuation Standards and are from the Global Red Book 2022, applicable to all RICS Valuers worldwide.

At some points in the course, UK specific regulation will also be studied from the UK Supplement to the Red book. This will always be clearly labelled, but the course does not cover regional guidance or legislation from outside of the UK.

Certificate of Completion

On completion of all the course, you’ll take a program examination to test knowledge. A certificate of completion will be awarded after passing the end of course assessment.
