CBRE Advisory (Hong Kong) Limited - Capital Markets

CBRE Capital Markets team is the fastest growing agency team in town. Amidst the challenging time in 2022 while the interest rate increased dramatically, the team concluded over HK$11.4 billion of transactions across various sectors. In a single quarter of Q1 2023, the team continued its success by closing more than HK$7.4 billion of transactions. Landmark deals include Magazine Gap Road project, Cargo Consolidation Complex, PentaHotel Hong Kong, Rosedale Kowloon Hotel and Nos. 8-12 Tsing Tim Street. The team was recognized by MSCI Real Assets as Hong Kong #1 Ranking Capital Markets team in 2022.

CBRE, Weave Living, PGIM Real Estate and Mayer Brown

CBRE, Weave Living, PGIM Real Estate and Mayer Brown jointly concluded the acquisition of Rosedale Kowloon Hotel at HK$1.375 billion. The transaction marked the largest Hong Kong enbloc hotel conversion deal in 2022. Through the acquisition of the holding company, Weave Living in Joint Venture with a fund managed by the PGIM Real Estate, acquired 100% interests in the asset. With 435 rooms, this is the largest acquisition of Weave Living. The objective is to improve the long-term housing problem in Hong Kong community by converting the property into rental accommodation that will provide quality housings for local young professionals.

Architectural Services Department, HKSAR Government

The fight to combat the 5th wave of COVID-19 pandemic was not just a battle for Hong Kong, but the world as a whole. With support from the Central Government, the Government of HKSAR, ArchSD was honored to take up the Project Management of the Project. In collaboration with other participated parties, a “miracle” that provided 40 000 bed spaces within 7 to 121 days was created. The isolation facilities not just functioned to contain the spread of the pandemic, it also alleviated the grievances and difficulties of people in crowded living environment.

Urban Renewal Authority

LWTPI is the first index of lift works in Hong Kong. The URA, EMSD, RLB, industry professionals, and lift associations collaborated to develop the index, using both traditional methods and AI assistance ensuring its accuracy, comprehensiveness, and usefulness. The LWTPI helps the URA monitor tender prices and make informed decisions.

The URA works in partnership with the government to administer various schemes aims at improving the living standards of citizens. By adopting a professional, innovative, sustainable, and collaborative approach, the URA efficiently makes use of government resources and funding to help people in need in a substaniable manner.

Swire Properties

Swire Properties has established SD 2030 Strategy with programs and 1.5°C-aligned Science-based Targets. Apart from addressing the landlord side management and practices, the support from tenant side is also the key to achieve the said targets. Swire Properties has strengthened its tenant engagement works in the recent years including the bespoke Green Performance Pledge, Green Kitchen Initiatives and The Loop programmes covering the entire tenancy cycle which are well received and with good results in 2022.

Colliers

The Colliers Valuation and Advisory Services (CVAS) department remains Hong Kong’s largest valuations team with 110 members, valuing over 3,500 properties worth HK$16 trillion.

Last year’s RICS award winners consider their most significant 2022 achievement to be setting up ESG services within their department, finding a way to quantify properties’ “green premium”, and being the first company to apply this to all valuation work, aligning with RICS guidance note on this topic.

Other highlights include their role in the unprecedented sale of a top private school and skillfully sculpting a significant part of the URA’s resumption project.

Hannah Jeong MRICS

Hannah Jeong heads the Hong Kong side of the RICS award-winning Colliers Valuations & Advisory Services department. Since being chartered by RICS in 2009, she has been promoted 11 times and received numerous awards.

In 2019, Hannah became the first woman to lead a valuations business line in Hong Kong. Headcount went from 28 to 65, and revenue increased by x1.84. Last year, they handled 3,500 projects worth almost HK$16 trillion.

Hannah, a mum of three, contributes to the industry through her community work, including ULI’s Women Leadership Initiative, mentoring, and thought leadership. She is an inspiration to fledgling surveyors.

Phoebe Yee MRICS

With over 20 years of post qualification and pan-Asian experience in asset management, property valuation, acquisition, large-scale disposal, planning and land management, Phoebe has gained a reputation in the industry for her expertise, strategic vision, tactical advice and leadership skills.

As professional chartered surveyor and member of various professional institutes including MRICS, MHKIS, RPS and China Institute of Real Estate Appraisers, Phoebe’s achievements have gone beyond her professional realm and extended to the community at large, inspiring the younger generation as a role model, co-creating a better community for future.

Chan Tak Chuen MRICS

Jason Chan is currently working as an Assistant Quantity Surveying Manager at a Hong Kong leading contractor. He is a Chartered Member of Hong Kong Institution of Surveyors (MHKIS), a Member of Chartered Institute of Arbitrators (MCIArb), and CIC Certified BIM Manager (CCBM) with extensive experience across different types of projects and aspects.

CBRE Advisory (Hong Kong) Limited - Advisory & Transaction Services - Industrial & Logistics Services

The CBRE Industrial and Logistics Services team is made up of eight professional and highly productive individuals who focus on all spectrum of service offerings within the industrial sector by working collaboratively with Capital Markets, Valuation & Advisory Services, Research, Office Services, building consultancy and project management teams.

With its diverse expertise and extensive industry experience, the team comes out with robust and out-of-the-box real estate solutions for landlords, investors and tenants. In 2022, the team concluded 23 leasing and sales deals over a total floor space of 860,000 sq ft, taking up 55% of its market share.

JLL’s Office Leasing Advisory team (OLA) offers a full spectrum of services to landlords and tenants - from project leasing to tenant representation.

In 2022, OLA closed 382 transactions, with an annual rental value of approximately HK$2.1 billion. The three landmark transactions were China CITIC Bank International leasing 150,000 sq ft in Two Taikoo Place, IWG leasing 65,000 sq ft en-bloc in 8 Queen’s Road East, and Invesco leasing 33,000 sq ft in Jardine House.

The CBRE Capital Markets team successfully concluded the transaction of a top-notch luxury residential site primely situated on Magazine Gap Road for redevelopment primely situated at The Peak, for approx. HK$5 billion. Due to the high complexity in terms of deal structure and technical issues related to redevelopment plans, the whole transaction process took over 2 years to complete. Despite the challenges, the CBRE team has achieved an outstanding outcome in terms of completion time and professionalism and it marks the largest residential transaction in Hong Kong over the last 3 years of COVID-19 period.

Knight Frank

Willis Mak and Alfred Wong from Knight Frank’s Capital Markets team turned a potential single investment by Weave Living into a unique double deal with a total value of HKD2.32 billion. Facilitated by the pair’s unmatched market knowledge, expertise and innovative mindset, Magnificent Hotel Investments Limited ("MHI") successfully executed a same-day disposal of Grand City Hotel to Weave Living and purchase of Bay Bridge Lifestyle Retreat from Stan Group.

Representing all three clients, Knight Frank navigated significant complexity stemming from MHI’s requirement for purchase and sale to be executed simultaneously, and the severe economic downturn arising from the COVID-19 pandemic.

Sino Group, BDx, Cushman & Wakefield

Sino (developer and landlord), BDx (data centre tenant), and C&W (real estate consultant) collaborated to successfully conclude the largest leasing transaction for data centre use in Hong Kong in 2022.

Sino, a visionary developer, sought to capitalize on the digital economy by securing BDx, a data centre tenant in their new building; while BDx made a bold move by pre-leasing the premises to expand its footprint in Hong Kong.

By bridging the gaps and finding common ground, C&W facilitated a win-win-win scenario, ensuring mutual benefits for all. This remarkable collaboration exemplifies synergy achieved by all parties in achieving their objectives.

“Love · Play · Farm” – a green community project at the outdoor area of Langham Place Mall, was a pilot sustainable project carried out by Champion REIT in 2022. Aimed at mitigating the waste problem and carbon emissions, as well as promoting diversity and inclusion, the project connected over ten parties within six months, spanning over employees, tenants, NGOs, artists, and agricultural specialists, through co-creating an innovative “waste-to-farm-table” lemonade drink, collaborative mural painting and tenant workshops to advocate low-carbon lifestyle. Empowered by synergetic partnerships, the project succeeded in creating positive shared values on economic, social, and environmental aspects.

Turner & Townsend has been playing a pioneer role in providing NEC contract expertise and specialist consultancy support to major projects in Hong Kong. Our professional team has enabled clients’ smooth transition from traditional contract to NEC and effective contract management for successful delivery of megaprojects using NEC. Our team has been providing contract support to Airport Authority Hong Kong (AAHK), MTR and various government departments. Refurbishment/Revitalisation Team of the Year

Architectural Services Department, HKSAR Government
The project revitalised the tensile fabric structure at the redoubt and refurbished the major exhibition areas of the Hong Kong Museum of Coastal Defence (HKMCD). The project team finally overcame various challenges and constraints and successfully delivered project on-time, on-budget and fit-to-purpose.

The successful delivery of this project not only regain the iconic tensile fabric structure with design enhancement and recollect the city’s only military museum, the re-opening of the HKMCD but also witnessed the commitment in achieving a “teamwork-oriented” project.

CITIC Pacific Limited

CITIC Tower is Grade A commercial building on the harbor-front offering panoramic harbor views. The building is equipped with double-glazed curtain wall, 5G mobile coverage, dual power feed and structural openings on office floors for internal staircases. The recent renovation upgraded restrooms with shower places and enhanced the entrance lobby with high ceilings and natural light flooding in from large windows. With the use of state-of-the-art materials, the modern and stylish design transformed the building into a prestigious spot for the tenants. The incorporation of turnstiles, touchless-access and disinfection robots bring the occupant’s wellness and security to a higher level.

Link Asset Management Limited

Lok Fu Place is one of Link's flagship properties. Originally built in the late 80s without much attention to modern shopping design concepts. In 2010, Link completed the first refurbishment project, connecting the scattered commercial buildings into a cohesive "One Centre" model. Building on this success, the second phase aimed to create "One Place" for the Lok Fu Hill area, by integrating indoor and outdoor spaces, a unified design language for the buildings, new fresh market and placemaking design for the community. in the result it transformed the complex into a modern, cohesive, and district community-oriented shopping destination.

Arcadis Consultancy Hong Kong Limited

Arcadis Consultancy Hong Kong Limited is nominated for the RICS Research Team of the Year Award for their provision of Consultancy Services for the Development of Design for Safety Management System and Training Programmes for the Hong Kong Construction Industry for the Construction Industry Council. Intending to improve Design for Safety in the construction industry, the key outcomes of this project include the development of an enhanced Design for Safety Management System, a set of Design for Safety Reference Materials to be used by the industry, and Design for Safety training courses to improve industry knowledge and increase safety awareness.

Colliers

Colliers published two research papers in 2022; “Real Estate STO Whitepaper, Chapter 2” and “Retailing in the Twenty-Minute City”.

The whitepaper focuses on blockchain technology’s ability to boost asset liquidity; using research which started in 2018. The team articulated practical financial analysis to demonstrate the benefits of STOs under challenging market conditions, changing perceptions and encouraging open dialogue.

CVAS collaborated with InvestHK to publish “Retailing in the Twenty-Minute City”, using research and market expertise to provide clear information about Hong Kong to potential foreign retailers. More than 1,300 copies of the booklet were sent to 32 overseas InvestHK offices.

Kai Shing Management Services Limited

ICC prioritizes sustainability and leverages smart technologies, such as the intelligent management system, to monitor and control energy consumption while collaborating with tenants and stakeholders on energy-saving initiatives. ICC reduced electricity consumption by over 20 million kWh between 2012 and 2022, equivalent to 6,000 families’ annual power consumption. The long-term plan includes a 10-year electricity reduction target of 13% by 2029/30 against the base year of 2019/20. ICC collaborates with other properties, the Hong Kong Polytechnic University, and engineering market leaders to achieve energy-saving and carbon reduction targets, including saving 3M kWh electricity from July 2023 to June 2025.

JLL Value & Risk Advisory Team are market leaders in innovation, thought leadership and technical expertise. The team are powered by technology and have invested considerable efforts in building in-house PropTech solutions, ESG advice and and GIS mapping solutions.

They have undertaken 7,500 valuations in multiple markets and published a whitepaper exploring Hong Kong's senior living issues where they identified that Hong Kong could face a shortage of over 60,000 elderly places by 2050. JLL is taking the lead working with partners including public bodies, investors, developers and planners to find solutions to what is a major issue for Hong Kong.

Chan Hiuming MRICS

Hiuming is a young surveyor with work experience from both consultancy firms and developers. With knowledge, skills and professionalism, she has delivered excellence in various functions, such as sales and marketing, valuation and investment. She is a member of RICS Hong Kong Member Engagement Group (HK MEG), RICS Hong Kong Policy Address Recommendations Paper Working Group (2023), and HKU’s Real Estate and Construction Postgraduate Alumni Association (HKU PGAA). Also, she is the immediate past Chairlady of the Real Estate Society at HKU.

Vivian James MRICS

Vivian is a professional Project Manager with 10 years of experience. She is open minded, disciplined and hardworking; this has helped her develop excellent communication, time management and organizational skills.
